Short Term Rental Agreement

Welcome to FAB HomeRentals! We’re committed to providing you with a comfortable and enjoyable stay. Please review the following terms to ensure a smooth experience for everyone.

1. Booking Confirmation

Your reservation is confirmed once we receive your deposit and send you written approval.1

2. Payment

The full rental balance must be paid before you receive access to the apartment.

3. Occupancy

Only the guests listed in your reservation may stay in the apartment. If you wish to add guests, please contact us for approval. Unauthorized guests may result in extra fees or cancellation of your reservation.

4. Rental Period

Your rental is for the dates specified in your reservation. Extensions may be requested but are not guaranteed.

5. Cancellation

Cancellations follow the policy on your booking platform. Please send all cancellation requests in writing to fabhomerentals@gmail.com.

6. Check-In & Check-Out

• The check-In and Check-Out times are located on the booking page and may vary by apartment.
• Early Check-In and late Check-Out may be available for a fee. Check with us as soon as possible.
• Delayed Check- outs of more than 10 minutes will be charged at a rate of $199/hour and will double after 2 hours.

7. Shortened Stay

If you leave early, no refund will be provided.

8. Apartment Use

• Please use the apartment responsibly.
• Respect neighbors and community guidelines.
• Keep the property clean and in good condition.
• Maintain a quiet and respectful environment.

9. Right of Entry

We may enter the apartment for emergencies, suspected rule violations, or maintenance, with reasonable cause.

10. Condition of Premises

The apartment will be clean and well-maintained at check-in. Please report any damage or issues as soon as they arise. Excessive cleaning or repairs will be billed at $45/hour for cleaning and $95/hour for repairs.

11. Insurance

You are responsible for any damages caused by you or your guests. Liability insurance is strongly recommended.

12. Pets & Smoking

Pets and smoking (of any kind) are strictly prohibited for health and safety reasons.

13. Quiet Hours

Quiet hours are from 10:00 PM to 8:00 AM. Music is allowed during the day if it does not disturb neighbours.

14. Agreement Termination

Serious rule violations (e.g., smoking, parties, aggression, property damage, overcrowding) may result in immediate eviction without refund.

15. Disputes

• All disputes will be resolved exclusively in the courts of Québec.
• Complaints about the apartment’s condition must be submitted within 3 hours of arrival. Other claims must be sent by registered letter within 5 days after your stay.

16. Legal Compliance

This agreement is governed by the Act respecting tourist accommodation establishments and the laws of Québec. Our apartments are CITQ-certified and authorized for short-term rentals.
